Biome preferences for all 25 town NPCs with a personality in Terraria 1.4.5. A happy NPC sells cheaper and pays more for what you sell; the table below is dumped straight from the game's personality data.

A note on neighbors: 1.4.5 removed the old loved and hated neighbor lists from the game's data tables. Who your NPC wants to live next to is now worked out in code at the moment a shop opens, and the Princess literally picks three random nearby NPCs to love each time. So treat any 1.4.4-era neighbor chart with suspicion. Biome preferences still live in the data, and the table below is exact.

How happiness works

Happiness is a price multiplier between 0.75x and 1.5x, recomputed every time you open a shop. A liked biome multiplies prices by 0.94, a loved one by 0.88, a disliked one by 1.06 and a hated one by 1.12, and the neighbor bonuses computed in code stack on top with the same weights. Crowding matters too: each town NPC beyond the third living close by adds a 5 percent markup, while an NPC with at most two close neighbors and a small village gets a 5 percent discount for the space.

A homeless NPC, or one far from home, always charges the full 1.5x cap, so house people before you worry about placement. Since 1.4.4 pylons are sold regardless of happiness, so these multipliers are purely about money now; see the pylons page for how those unlock. On the Remix seed the whole system is switched off and everyone charges normal prices.
